Kolter Urban, the developer behind the new 333,000-square-foot mixed-use development Mark Sarasota in downtown Sarasota, has engaged Ian Black Real Estate as the exclusive listing agent for the project’s office space.
Ian Black, CCIM, Steve Horn, CCIM, and Melissa Harris of Ian Black Real Estate will serve as the listing agents for the two Class A office condominiums that are available in Mark Sarasota. Both office condos are located on the third level of the development, at 111 S Pineapple Avenue.
Unit 302 is 4,604 square feet and finished, with a listing price of $1,841,600. Unit 301 is 7,219 square feet of unfinished shell space that can be built out to a buyer’s specifications, with a listing price of $1,804,750.
“Sarasota office users don’t get quality real estate like this for sale very often,” said Black, founder and partner at Ian Black Real Estate. “It’s a beautifully designed building with ample parking and significant frontage on Lemon Avenue and Pineapple Avenue. It’s probably the best-located property in downtown Sarasota.”
Both office condos feature voluminous ceilings, floor-to-ceiling windows, private elevator access from the Mark Sarasota breezeway, and parking available in the garage for no additional fee.
“We see these office condos as a particularly great place for businesses who have clients visiting their offices,” said David Arent, Senior Project Manager for Kolter Urban. “With all the glass and natural light, these could be perfect for a wealth management firm, law firm and other professional services businesses.”
In addition to over 11,800 square feet of office space, Mark Sarasota includes a 157-residence luxury condominium, which sold out last summer, and 38,000 square feet of retail space and a walking corridor leading to Main Street. Once completed, the ground-level Promenade will feature a curated collection of boutique shopping and dining experiences.
Mark Sarasota is 5 miles from the Sarasota-Bradenton International Airport, 2 miles from Sarasota Memorial Hospital, and 1 mile from a bus transit station. It’s walking distance to many nearby downtown restaurants and retailers, including Starbucks, Whole Foods, First Watch and Orange Theory Fitness.
Mark Sarasota was designed by Hoyt Architects, with interiors designed by The Decorators Unlimited. KAST Construction was the general contractor for the development.
